What this assumes

  • A fixed nominal annual rate, divided by 12, with monthly payments in arrears on a reducing balance.
  • The full amount is disbursed at the start. No rate changes or prepayments.
  • Processing fees, insurance, taxes and other charges are excluded. This is not APR or a lender quote.

Currency is rounded to the nearest rupee for display. See the method and limits ↓

Understand what is behind the number.

Formula and worked example

Monthly rate r = annual rate ÷ 1200. EMI = principal × r ÷ (1 − (1 + r)^−months). At zero interest, EMI = principal ÷ months.

At zero interest, a ₹12,000 loan spread across 12 monthly payments gives an EMI of ₹1,000 and no interest. Real home loans may change rates or use staged disbursals that this tool does not model.
